A property survey is one of the most important steps in the buying process, yet many buyers in Northern Ireland either skip it or do not understand the different types available. Getting the right survey can save you thousands and prevent nasty surprises after completion.
Types of Survey Available
Mortgage Valuation: This is not really a survey — it is a basic check for your lender. It confirms the property is worth what you are paying. It does not check for defects. Never rely on this alone.
HomeBuyer Report: A mid-level survey suitable for standard properties in reasonable condition. It covers the structure, identifies obvious defects, and flags areas of concern. Costs around £400-£600.
Full Building Survey: The most comprehensive option. Recommended for older properties, unusual construction, or anything you have concerns about. Costs £600-£1,000+ depending on property size.
When to Get a Full Survey
Always get a full building survey if the property is over 50 years old, has had visible alterations or extensions, has a thatched or slate roof, is listed or in a conservation area, or if you simply want complete peace of mind.
Common Issues Found in Derry Properties
Derry has a mix of property ages and types, each with common issues. Victorian terraces often have damp issues and outdated wiring. 1950s-70s properties may have flat roof problems or asbestos. Modern estates occasionally have minor settlement or drainage issues.
What to Do If the Survey Finds Problems
Do not panic. Most survey findings are manageable. Use the findings to renegotiate the price, request repairs before completion, or in serious cases, walk away. At James Gorman Property, we help buyers interpret survey results and make informed decisions. Contact us for guidance.
