Choosing Between Estate Agent Valuations in Derry

Many sellers invite more than one estate agent to value their home. That is sensible. But it can become confusing when the valuations are different.
The highest figure is tempting, but it is not always the best advice. A good valuation should come with evidence, strategy and a clear explanation.
Ask what the valuation is based on
A strong valuation should consider:
• comparable homes sold nearby
• similar homes currently for sale
• property condition
• presentation and photography potential
• buyer demand in the price bracket
• location, parking, garden and layout
• likely objections from viewers

Separate value from asking price
