Moving House Checklist for Northern Ireland

A good moving checklist separates tasks you can prepare early from tasks that depend on legal completion. You can compare removal firms and organise records before contracts are exchanged, but you should follow your solicitor before treating a date as fixed.

This checklist is for a typical Northern Ireland home move. Your own solicitor, lender, landlord, insurer and utility providers may require different steps.

As soon as the move becomes likely

Create one record for solicitor details, estate-agent contacts, mortgage information, survey documents and important dates. Keep original legal documents secure and use the transfer method requested by your solicitor.

Start sorting possessions, measuring large furniture and identifying anything that needs specialist removal. Get written removal quotations and check what happens if the date changes.

If you are selling as well as buying, gather keys, appliance instructions, warranties and property records for the handover. Tell the solicitor early about any title, occupancy or missing-document concern.

Before contracts are exchanged

Keep progressing the mortgage, survey and legal enquiries. Do not let packing distract from a request that could hold up the transaction.

Ask your solicitor what remains outstanding and when the move becomes legally committed. Northern Ireland's official guide says exchange of contracts is the point at which buyer and seller become legally bound.

Check buildings and contents insurance requirements with your insurer and lender. Do not assume the seller's cover protects the buyer or that one policy automatically transfers to the next property.

When the completion arrangements are confirmed

Confirm the removal booking, access plan, parking and any lift or building-management requirements. Arrange time away from work and care for children or pets where needed.

Tell utility, broadband and other providers about the move using their official channels. Arrange mail redirection and update important organisations, but be cautious about changing an address too early if documents are still in transit.

Make a box for the first day: identification, medication, chargers, basic tools, cleaning items, kettle supplies and important phone numbers. Keep valuables and legal documents with you rather than in an unlabelled removal box.

On completion day

Wait for confirmation through the solicitor and estate agent before collecting or releasing keys. The transfer can take time, especially where several linked moves depend on one another.

At the property, take meter readings and photographs for your records. Check doors and windows, find the stopcock, consumer unit and heating controls, and make sure the agreed keys are available.

If something important appears inconsistent with the agreement, contact the solicitor promptly. Do not dispose of an item or arrange major work before taking advice.

Rates and change of occupancy

Tell Land & Property Services promptly about the change in ownership or occupancy so the domestic rates account can be updated. Delayed notification can lead to a backdated bill.

Keep the completion statement and key property documents together. Register warranties where appropriate and store emergency and service contacts where the household can find them.

During the first week

Test smoke and carbon-monoxide alarms, review security and learn how the heating and hot-water systems work. Update driving, financial, health and subscription records that were not changed before the move.

Introduce yourself to neighbours if comfortable, check waste-collection arrangements and note any management-company or shared-access rules. Book non-urgent improvements only after you have lived with the property long enough to understand the priorities.
