Property Prices: The Pleasant Surprise
The biggest shock for most English buyers is how much more property you get for your money. A four-bedroom detached house in a good Derry neighbourhood costs £180,000-£250,000. Try getting that in Essex, Hampshire, or Surrey. Your English equity goes a very long way here.
The Legal Differences
Northern Ireland has a different property purchase process to England. There is no gazumping — once you agree a sale, the solicitor process moves quickly. Stamp duty thresholds are the same as England, but solicitor fees tend to be lower. The process is generally smoother and less adversarial.
What to Know About Living Here
Derry is a proper city with everything you need — good restaurants, excellent schools, a university, strong community spirit, and stunning scenery on the doorstep. The cost of living is significantly lower than most of England. Council tax (called rates here) is comparable but utility costs tend to be lower.
The people are genuinely friendly — that is not a cliche, it is my daily experience after two decades. The pace of life is different and better.
